If you’ve recently purchased a home with a down payment of less than 20%, you likely have an insured mortgage. With an insured mortgage you probably paid a default insurance premium that was added to your total mortgage amount. But here’s some good news: you might be eligible to get up to 25% of that premium back—and it all comes down to your homes energy efficiency!
What Are Energy Efficiency Rebates?
In Canada, all three major mortgage insurers—CMHC, Canada Guaranty, and Sagen—offer energy efficiency rebates for qualifying homes. These rebates are designed to financially reward homeowners who make their homes more energy-efficient.
How Do You Qualify?
If you’ve purchased a new home, you’re likely in luck! Most newly built homes meet the energy efficiency standards and can easily qualify for a rebate. Builders will typically provide you with the necessary energy efficiency certificate to submit with your application.
For new builds, rebates can be up to 25% of the premiums paid—and you’ll need to apply within two years of possession to qualify.
What if Your Home Isn’t New?
No worries! Even if you own an older home, there’s still a chance you can claim a rebate. You can get an energy report done on your home (no matter how old it is), and if your home meets the required energy efficiency criteria, you could qualify for the rebate.
But what if your home doesn’t currently meet those criteria? That’s where you can make improvements to boost your home's energy efficiency. If you invest at least $20,000 in upgrades, you can qualify for up to 25% of the premium rebate.
Types of Energy-Efficiency Upgrades That Count:
Windows: Upgrade to energy-efficient windows for better insulation.
Roofing: New shingles can reduce heat loss.
Insulation: Add or improve insulation in your walls or attic.
HVAC Systems: Install energy-efficient heating and cooling systems.
Solar Panels: Harness the power of the sun with solar panels.
The goal is to make your home more energy-efficient, which will not only save you money on utility bills but also help you qualify for these great rebates.
